What is a Land Use Bylaw?

    What is a Land Use District?

    Land Use Districts are legal terms required under the Municipal Government Act that regulates the planning framework in Lloydminster. Land use districts detail what can and cannot be built in what areas of the City. These districts include residential districts, commercial districts, and industrial districts for example, the purpose of these districts is to ensure that incompatible uses are not built in the same vicinity.

    Every municipality is required to have a Land Use Bylaw. Lloydminster's Land Use Bylaw helps create orderly and sustainable development within a community.     As Lloydminster evolves it is important that the city's regulatory environment evolves and adapts with it. Over time, legislation and regulations become outdated and decisions that may have aligned with goals of the past no longer align with the present vision of the city. Renewing the bylaw allows us to adapt to these changes, address new challenges, and maintain a well-regulated and sustainable community.

    The rules and regulations of the land use bylaw impact every home and business in Lloydminster. The Land Use Bylaw affects your property by specifying the zoning designation, which determines how your land can be used. It regulates factors such as property size, building height, setbacks, and the types of structures allowed on your land. 

    How will the Land Use Bylaw updates impact me?

    The LUB will not affect property owners until changes to the property or businesses that require permits are initiated. Once the LUB is approved by council, all ongoing and future developments must be in accordance with the regulation. 

    If no changes to the property are initiated, and the property is being used legally, the property will not be affected by the regulation changes.

    How will my feedback and input be used in the Land Use Bylaw Update?

    Receiving feedback is a vital part of making a successful LUB for Lloydminster. The project team is committed to hearing and considering all feedback from any member of the public, whether that be received via public engagement sessions and survey responses or other approved methods of communication including public council sessions, email inquiries, and questions asked through the Your Voice Lloyd website. While the team will review and consider all feedback and input received on the project, it is their job to decide which feedback is most applicable and necessary to be included in the Land Use Bylaw. Even if the suggestions you made are not implicitly seen in the new LUB your feedback has been carefully considered and reviewed by the project team and has informed the update process.
